Fast Company | Why These Freelancers Ditched Cities for Rural America

Going rural has its challenges, but for a lot of U.S. freelancers being away from urban centers is a way to put themselves and their families first. The latest Freelancing in America study, commissioned by Upwork in partnership with Freelancers Union, found that 47 percent of freelancers live in the suburbs, while nearly one in five have settled in–or relocated to—more remote areas.

In interviews with freelancers from across the country, writer Anne Loehr shares stories about drawing inspiration from bears in the front yard, learning to adapt to new situations, and dealing with slow Internet and limited cell coverage.

When you work online from a small town, there’s also the chance people won’t understand what you do for work. But Loehr says everyone she interviewed says the change is worth it—but it helps to be prepared. “Most agreed that tackling the technical challenges is a good first step. It’s important not only to be able to communicate with clients but also to feel connected to others while you’re far away.”

Virtual Reality (VR) has been touted as one of the options to bring distributed colleagues together, as close to “face-to-face” as you can be without standing in the same room. But how well does it work? IT specialist Fernando Tarnogol says it’s good—but there’s a long way to go yet.

Realizing he wouldn’t make it to the office for a meeting in person, Tarnogol connected with a colleague in VR—and they decided to grade their process. Overall, the experience was OK; Tarnogol says there’s a lot of room for improvement.

“We are on a good track,” he said. “The foundations to migrate our workplaces to immersive environments are laid out. The technologies required to achieve this future are rapidly maturing, big money is being poured onto [sic] them and all of the tech giants agree that VR/MR (and AI) is a top priority. Consumer adoption will be a consequence of the above.”

CIO | How Older Workers Can Thrive in IT

As the tech industry works to address its diversity problem, writer Sharon Florentine notes that ageism is an issue for workers of all ages—but older workers in particular often struggle for recognition.

There are four activities she says IT professionals should commit to, at every stage of their development, if they want to thrive:

• Continuing education
• Networking
• Researching an organization’s culture
• Striving to be a thought leader

“It’s really about connecting to the community of others,” James Stanger, of CompTIA, told her. “Almost anyone, at any age, in IT can have the facts, but the benefits of age and experience are all about your perspective on the facts and being able to assert your opinion and your wisdom because you’ve been there, done that.”

7 Considerations for building your timber frame home

Congratulations, you’ve decided to build the timber frame home of your dreams! Now, what can you do to make sure it gets built just right? Here are seven considerations that you can use to ensure your new home is built to match your style, budget, and design needs.

#1 Has your timber frame home been designed properly?

Like every project, building a timber frame home starts on a piece of paper. Make sure your designer/engineer/architect/builder has specific experience building timber frame homes. Their expertise will ensure that your home is properly designed so that it will be strong, beautiful, and will cost less and last longer.

#2 Do you want a full timber frame home or just timber accents?

In a fully timber framed home, the entire structure of the house is built with timbers. This is the strongest way to build your home.  It can cost more than a conventional home since there will be more timbers used. If you don’t want a full timber structure, you could also choose to build a conventionally framed house that has some parts built with timbers, either for structural or for aesthetic purposes. For example: You could use conventional framing for all of the bedrooms and use timbers to give living rooms, entrance ways, and trusses the support and beauty of wood accents.

#3 Do you want a timber frame or post and beam frame?

Sometimes the terms timber frame and post and beam are interchanged, so it’s important to be clear on what you’re actually looking for. The most obvious difference between a timber frame and a post and beam home is the type of timbers used. Timber frames cut all the timbers into square posts where as post and beam posts are typically round.

When building a timber frame, parts of the frame are assembled on the ground and then lifted as whole sections (called bents) to be put into place. After the entire timber frame is completed, the walls and roof are built over top of it.

Post and beam homes use timber posts that are set into place first and additional timbers are added one by one due to their weight and size.

Today, home designs are beginning to combine timber frame and post and beam timbers to create a hybrid look.

#4 Which wood will you use to build your timber frame home?

We’ve previously written a detailed article on how to select the best wood for your timber frame home, click here to read it. You’ll want to work with your designer and engineer to ensure you select the best wood species and processing for your home’s style and structure.

In general, you’ll be able to choose:

Your timber species. Oak, pine, spruce, or cedar? There are a number of wood species to choose from depending on the design you want. Their availability and cost will depend on your location. For instance, on the west coast of Canada, Douglas Fir and Red Cedar are the most popular options due to their strength and availability.

Your wood processing method. How timbers are processed impact their strength, look, and longevity. Kiln dried, fully planed, free-of-heart centered timbers are the premium option for building a timber frame home. Rough sawn, green wood, boxed heart timbers are the most economic option available.

As a word of caution, we don’t recommend using “green” wood. This wood is fresh from the forest and has not been dried. Green timbers have a high moisture content that can lead to movement, shifting, and cracking as the home ages.

#5 What joinery will best support your timber frame home?

There’s more than one way to join two timbers. Strength is always priority number one and then your choice comes down to a matter of looks.

Steel joinery and fasteners are always preferred by engineers because they’re stronger and easier to do calculations for. However, wood to wood joinery has proven its strength over hundreds of years of building. Wood to wood joinery means more cost in labour during the timber cutting process but less cost in materials since there are fewer fasteners required.

When it comes to style: Do you prefer the traditional, natural look of wood to wood joinery? Do you like to see a little bit of  the steel connections showing? Or, do you like contrasting the natural wood with steel connectors? You can mix and match your timber frame home joinery depending on your home’s design and budget.

#6 What’s the best framing method for building your home?

There are two different ways that builders can incorporate timbers into a structure.

One is an enclosed timber frame, meaning that the walls are built on the outside surface of the timbers. This way of building highlights the timbers inside the house, keeps them protected from weather exposure, and is easier to insulate and make airtight.

However, it takes away from the outside look of the frame because it’s partially covered. This can be good if you’re building in an area where you have to follow strict regulations to what your home can look like outside, or if you want the look of a traditional home on the outside and a timber frame inside.

The other way is to build walls in between the timbers, which makes them visible from the outside of the home as well. This is perfect if you do want the look and feel of a timber frame inside and out. This style may require larger timbers for framing and insulating.

#7 How can you choose a good builder for your timber frame home?

Make sure the builder who will bring your timber frame home to life meets your budget, needs and requirements. Keep in mind that a very low price could mean that something has been compromised, and that the most expensive option may not necessarily be the best. App Store Survival Tips for iOS Developers

Designing a killer mobile app for Apple’s App Store is an exciting prospect when you have a strong idea and the right team to bring it to fruition.

Building your iOS app can be an involved process in and of itself, but navigating through Apple’s in-depth review process is another hurdle every developer must face before they can reach the marketplace.

Surviving the App Store Review Process

Designing, coding, and testing a high-quality iOS app is only half of the battle for mobile developers who want to land a hit on Apple’s popular game and app marketplace. Apple has rigorous submission guidelines for in-app content, performance, and functionality, and successfully navigating the review process can sometimes feel like a gauntlet for unwary developers who aren’t up-to-speed on the quirks involved.

“Getting into the App Store” is a primer for developers new to the process about what to expect when submitting your app to Apple’s marketplace.

As a developer, you want to avoid having to submit an app multiple times. In this article, you’ll find a helpful overview of the review and approval process. It breaks down five of the key areas to focus on, and describes how the submission process work. Additionally, it discusses some of the most common reasons why Apple might reject your app. Here are a trio of the numerous trip ups to avoid.

1) Lengthy load times. User experience is important, and apps that take too long to load won’t pass Apple’s test regimen.

2) Imitating Apple’s “look”. Avoid app designs and UIs (user interfaces) that too closely resemble Apple’s own apps, or you might find your app rejected based-on IP (intellectual property) infringement.

Keeping Your App up to Date

Once your app is live on the marketplace and people are downloading and using it, it’s likely you’ll get some valuable user feedback (and potentially some bug reports, too).

Whether you’re planning a bug-fix update, a major content rollout, or a more minor adjustment, patching and updating your iOS app is an important part of the development process.

Unfortunately, the time it takes to submit an update, have it pass review, and then be downloaded and implemented by users can be anywhere from days to weeks. That’s especially frustrating when you run into a major problem that needs a fast fix to avoid user backlash.

Home sale and listing activity dip below historical averages in October

Reduced home sale and listing activity are changing market dynamics in communities across Metro Vancouver*.

Residential property sales in the region totalled 2,233 in October 2016, a 38.8 per cent decrease from the 3,646 sales recorded in October 2015 and a 0.9 per cent decrease compared to September 2016 when 2,253 homes sold.

Last month’s sales were 15 per cent below the 10-year October sales average.

“Changing market conditions compounded by a series of government interventions this year have put home buyers and sellers in a holding pattern,” Dan Morrison, Real Estate Board of Greater Vancouver (REBGV) president said. “Potential buyers and sellers are taking a wait-and-see approach to try and better understand what these changes mean for them.”

New listings for detached, attached and apartment properties in Metro Vancouver totalled 3,981 in October 2016. This represents a decrease of 3.5 per cent compared to the 4,126 units listed in October 2015 and a 17 per cent decrease compared to September 2016 when 4,799 properties were listed.

Last month’s new listing count was 9.5 per cent below the region’s 10-year new listing average for the month.

The total number of properties currently listed for sale on the MLS® system in Metro Vancouver is 9,143, a 4.5 per cent decrease compared to October 2015 (9,569) and a 2.3 per cent decrease compared to September 2016 (9,354).

The sales-to-active listings ratio for October 2016 is 24.4 per cent. Generally, analysts say that downward pressure on home prices occurs when the ratio dips below the 12 per cent mark for a sustained period, while home prices often experience upward pressure when it surpasses 20 per cent over several months.

“While sales are down across the different property types, it’s the detached market that’s seen the largest reduction in home buyer demand in recent months,” Morrison said. “It’s important to work with your local REALTOR® to help you navigate today’s changing trends.”

The MLS® Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently $919,300. This represents a 24.8 per cent increase compared to October 2015 and a 0.8 per cent decline compared to September 2016.

Sales of detached properties in October 2016 reached 652, a decrease of 54.6 per cent from the 1,437 detached sales recorded in October 2015. The benchmark price for detached properties is $1,545,800. This represents a 28.9 per cent increase compared to October 2015 and a 1.4 per cent decrease compared to September 2016.

Sales of apartment properties reached 1,178 in October 2016, a decrease of 23.7 per cent compared to the 1,543 sales in October 2015.The benchmark price of an apartment property is $512,300. This represents a 20.5 per cent increase compared to October 2015 and a 0.3 per cent increase compared to September 2016.

Attached property sales in October 2016 totalled 403, a decrease of 39.5 per cent compared to the 666 sales in October 2015. The benchmark price of an attached unit is $669,200. This represents a 25.7 per cent increase compared to October 2015 and a 1.1 per cent decrease compared to September 2016.

The home furnishings retailer recently released an interactive guide to explain what changes can help boost your productivity and why.

“Finding a workspace with good, natural light — that’s important. A work surface that’s a good size, on which your forearms can rest levelly — absolutely. If you’re working with a computer, the top of your monitor should meet your eyeline. These are the positional principles that provide the basis for productivity.”

What if you don’t have a home office?

For a lot of freelancers, a “home office” is wherever you put your laptop down for the day. Even if your office moves with you, Lake says you can still be picky about where you set up shop.

“If you’re constantly working on the move, finding a productive workspace isn’t always a priority — we’ll often settle for half-decent WiFi,” he admitted. “Seek out quiet areas that are bright, spacious, and away from crowds. Avoid dark, cramped spaces as much as possible — feeling free to move and spread out is important to remaining relaxed and focused.”

Another pro tip from Lake: Tag each productive place on your own Google Map, and build a geographic portfolio of workspaces across the cities you work in. “You never know when you’ll be in the neighbourhood again.”
